Similarly, you would pay more annual site fees on a campsite that has a wealth of facilities compared to a basic campsite.

As a general rule of thumb, you’d be looking to pay between €4,000 and €6,000 per year for site fees.

What are the average yearly site fees for a residential mobile home park in Spain?

Based on an average against all of the residential parks in Spain, you’d be looking to pay between €2,500 and €5,000 for yearly site fees.

The seller can confirm this by producing the most recent site fee payment receipt. Or, you can obtain the yearly rates by contacting the campsite or residential park directly.

Aside from the annual site fees, you’d expect to pay for the following average costs:

Campsite, caravan park & mobile home park running costs

Utilities:

• Electric – Electricity is charged on a meter basis and paid monthly. You only pay for what you use and this ranges between 0.35 per KW and 0.50 per KW.
  • As an average (and for standard use) you’d be looking to pay around €50.00 per month.
• Gas – Gas is sold by the bottle. Ultimately, fuel prices dictate the cost per bottle but these range between €16 when buying from a local supplier to €23 when buying from the campsite.
  • A gas bottle used for supplying a hot water system and oven/stove would likely last around 45 days.
  • When using it to power a central heating system, you would likely get around 20 days.
• Water – Water is provided within the annual site fee cost for most campsites in Spain.

Other running costs

• TV connection – A TV connection (most with UKTV) is generally provided within the annual site fee cost.
  • If this is not available on your campsite of choice, a local supplier can install a satellite dish and freeview box for approximately €299.
• Insurance – Caravan insurance is compulsory on all campsites in Spain.
  • The cost for this averages €140 for a touring caravan to €190 for a static caravan/mobile home for a year

What are the costs of living on a residential mobile home park in Spain?

Fully residential mobile home parks / caravan parks in Spain can differ from a holiday campsite or mobile home park and you may find that they charge for usage slightly differently.

These are just some examples so we’d always suggest contacting the campsite directly for their conditions and rules:

Utilities

• Electric – You may find that there is a standing charge on electric and you may be receive charges when your mobile home or static caravan is not being used.
• Water – It is common to see water meters on residential mobile home parks in Spain so this should be considered as a possible cost.

Other running costs

• TV connection – Some residential caravan parks in Spain provide a TV connection as an optional service. If this is the case, you’re likely to pay an additional yearly charge for supply.
• Insurance – Residential campsites generally have their own insurance broker to ensure values of property and surrounding mobile homes/park homes are covered to their complete value.

In this case, you would purchase caravan insurance directly from the mobile home park.

As a result, you may find that insurance premiums are slightly higher due to higher property values.

Weather

The Costa Calida has a semi-arid climate which sees temperatures rarely drop below 15 degrees. Furthermore, there’s not much by way of rain, with (on average) only 158mm per year.

Costa Calida has a great choice of both holiday type campsites, mobile home parks and residential mobile home parks.

Much like the Costa Blanca, the Costa Calida has many campsites and mobile home parks geared towards holiday makers. Therefore, you’ll see a multitude of facilities on offer like water parks, kids clubs and on-site gyms.

That said, residential mobile home parks slightly inland towards San Javier are more laid back. These feature a minimum of 1 swimming pool and a bar/clubhouse but you’ll rarely facilities such as kids clubs and gyms.

Another popular retirement destination for many ex-pats so expect a wide selection of touring caravans (including sited or static touring caravans), fifth wheels & motor homes.

Another popular holiday region, the Costa Brava / Costa Dorada has a good selection of campsites but not as many mobile home parks as some of the other regions.

These 2 regions are well known among holiday makers for it’s resorts of Salou, Loret de mar, Tossa de mar, Roses, Figuera, Malgrat de mar, Cambrils and many more.

Weather

Much like the other Costa resorts, the Costa Brava & Costa Dorada have a great summer and mild winter. That said, being further north, the summer temperatures tend to be slightly cooler. And, in winter the temperatures can drop by a couple of degrees further by comparison to the south Costa resorts.

You’ll find that many of the campsites and mobile home parks on the Costa Brava/Costa Dorada are mostly holiday orientated. This means that they’re well equipped with the facilities you’d expect of a holiday campsite.

If you’re looking specifically for a residential campsite or mobile home park then you’d need to venture slightly outside of the main resorts towards Figueres, Roses and the outskirts of Salou. One of the lesser known regions, the Costa Del Azahar sits between the Costa Dorada to the north and Costa Blanca in the south.
