Is it easy buy a caravan or mobile home for sale in Spain?

Buying and owning a caravan or mobile home in Spain is an exciting prospect and many (particularly us Brits!) do this by the 1000’s every year. With popular areas such as the Costa Blanca, Costa del Sol and Costa Brava it’s no surprise to discover that Spain ranks as the top destination in Europe to retire to or buy a holiday home.

With this in mind, buying a caravan or mobile home in Spain has become easier than its ever been. In fact, buying a caravan in the UK pretty much follows the exact same process.

Do you need a Solicitor to buy a caravan in Spain?

No, you’ll find that a sales contract outlining the purchase details is sufficient enough to verify a sale. And without the need for a solicitor. Sales are generally conducted between the buyer and seller or sometimes through a 3rd party or agent.

How much does it cost to buy a caravan or mobile home in Spain?

A tricky question to answer but one that mainly comes down to the type of caravan or mobile home you’re looking to buy and the area.

As you’d expect, a Mobile Home for sale on the Costa del Sol would cost significantly more than a Caravan or Caravan with Awning elsewhere. And a Mobile Home for sale on the Costa Almeria would likely cost less than a mobile home on the Costa Blanca.

With this in mind, we’d suggest the following as a guide: A decent caravan with awning should cost between £10,000 & £20,000. A basic mobile home would likely cost around £25,000. Whereas, a good spec Mobile can cost up to £80,000.

Can I live on a Campsite in Spain full time (as a resident)?

To live in a caravan on any campsite in Spain full time you’ll need to apply for Spanish Residency (Residencia). This allows you to stay in Spain for the full 365 days per year. So the answer is yes, a campsite in Spain ‘could’ be your main place of residence.

That said, you’d need to confirm this directly with each campsite as not all campsites allow you to use the campsite address to register with the local town hall for the Padron (the Spanish equivalent of the electoral role – empadronamiento) which is needed to apply for residency.

In theory, the answer is no. But, unlike the UK, Campsites in Spain rarely close and most stay open all year.

Furthermore, Spanish camping law dictates that a person can’t live on a campsite for the full 12 months. But, at the same time, this is rarely enforced and you’ll see campsites allowing people to live on them all year. This is a discretionary allowance so you’d need to check with the campsite in the first instance.

How much does it cost to live on a campsite or Residential Mobile Home Park in Spain?

Site fees on campsites in Spain range from 3,000€ to 7,000€ annually due to the wide range of options available. And, whether it’s a campsite or residential mobile home park as well as their respective facilities/location. However, residential mobile Home parks tend to have lower annual site fees by comparison to a campsite.

Is it cheaper to live in a caravan than a house in Spain?

Undoubtedly yes! And this is based on a lower initial outlay – meaning no mortgage or repayment fees. Obviously, if you finance the caravan, you’ll likely need to pay interest on your borrowing. But, if you search around, you’ll find find a number of caravan sale companies offering 0% finance.

Furthermore, the term will be shorter than a mortgage. In addition, you won’t pay a yearly tax for a caravan whereas you will for a house. Depending on whether you’re a Spanish resident or not plus the value of the house will determine the yearly amount.

Other costs associated with owning a house in Spain that are not applicable to owning a caravan or mobile home:

  • Basura: (waste collection) or weekly bin collection as we most commonly know it is charged yearly.
  • Communal fees.
  • Resale tax: Similar to stamp duty you’ll need to pay a tax on the sales price of the property. The amount will depend on the property and your residential status.
  • Estate agent fees: Much like the UK, you’ll need to pay an estate agent to sell your property.
  • Water. Water is included F.O.C on most campsites in Spain. Residential mobile home parks will usually charge on a meter basis.
  • TV subscription: If you don’t plan on watching Spanish TV you’ll more than likely subscribe to a service like SKY TV. On the other hand, campsites and residential parks generally provide a number of UKTV channels as part of their annual site fees.

If you’re choosing to buy a Caravan or Mobile Home in Spain it’s probably because you’re interested in enjoying an outdoor lifestyle. Because of the year round sunshine, Spain has long been regarded as the ‘go-to’destination for many ex-pats.

Places such as the Costa Blanca and Costa del Sol are extremely popular locations due to having their own micro-climates and mild, dry winters.

A cheaper cost of living

When comparing the costs of living to the UK, Spain is definitely cheaper. The average annual site fee cost is around 20% cheaper than the big UK parks. The costs for utilities are significantly less. And, there’s no TV license required or council tax.

Groceries are cheaper if you shop locally and in the major supermarket chains. Moreover, Lidl and Aldi are similarly priced to the UK.

Relaxed pace of life

Spain has a relaxed approach to everything – but that’s why we love it! So, whether you’re looking to buy a caravan or mobile home in Spain for holidays or retirement, relaxation is always a guarantee.

When is the best time to look for Caravans & Mobile Homes for sale in Spain?

At the end of summer can be the best time to find the cheapest caravans & mobile homes for sale in Spain

The best time to look at buying a Caravan or Mobile Home in Spain is around October time. Many holiday homes have been used during the Summer. And, if someone is considering selling, it’s generally around this time.

Depending on the campsite or mobile home park, this can change. Annual site fees are usually due every 6 months. Therefore, if you’re interested in a particular campsite (and you know they work on this basis), check out what’s for sale a month or 2 before.

A subject that is regularly debated but with logic often overlooked! Sure, you pay a mortgage with the intention of owning the house outright at the end of the term but there are lots of factors that are overlooked.

Obviously a lot depends on interest rates, terms and deposits etc. but a house in a nice area of Spain and near a resort will cost in excess of £250,000. The monthly repayments will cost somewhere in the region of £1,200 over 25 years. When factoring in the costs of the above plus house insurance etc., your monthly outlay will be at least £1,600.

By contrast, owning a caravan in Spain comes in at around £850 per month. Of course, you’ll also have the initial outlay of buying the caravan but you’d expect to recoup most or all of the amount when selling it.

Conclusion

Owning a property in Spain has it’s positives and negatives, as does a caravan. You need to decide which option you’re most comfortable with and make a decision from there.

In our opinion; living in a caravan or mobile home offers a stress free affordable lifestyle with the freedom to sell whenever you want. And with lower monthly costs. You’ll also be living as part of an ex-pat community on campsite or park with similar like minded people. The downside of owning a caravan or mobile home on a site is that you won’t see a return on the annual site fee payments (around £325,00 per month). That said, you’ll be getting a host of facilities in exchange so you’ll need to decide whether it’s worth the outlay.

A house is a great (long term) investment but you’ll pay more per month. And be prepared to navigate the Spanish system of property ownership. Some people just prefer the thoughts of owning a ‘bricks and mortar’ property and if that’s you, owning a caravan or mobile home in Spain probably isn’t the right option.


The cost of living on a Campsite in Spain (2023)

As we’ve all experienced, the cost of living continues to rise throughout Europe. So, it’s important to have an idea of what the cost on a Campsite in Spain is likely to be. With this in mind, you can make a comparison against your usual living costs of your home country. And see whether it’s more affordable to live in Spain.

Obviously, it depends on the lifestyle you lead, but we estimate you can live comfortably with €1,000 per month (approx £860.00 at todays exchange rate of 1.17) based on the following averages:

Campsite fees: 

€375 per month

Campsite utilities: 

€71 per month (Gas = €16 + Electric = €40 + Caravan Insurance = €15)

Food shopping:

 Around €200 per month. As they always say ‘it’s cheaper to shop locally at Spanish supermarkets’ (Dia, Consum etc.) but you also have European retailers such as Aldi and Lidl throughout Spain. And, not forgetting our very own Iceland British supermarkets (which will definitely cost you more!)

These are the essentials but if you plan on hitting the town, taking up a hobby, owning a car or buying new clothes, you’ll have around €350 left to play with.


The cost of living in Spain (2023)

Now you know what the average cost of living on a Campsite in Spain is in 2023, we’ve put together examples of other living costs for you to use as a guide:

Clothing

The cost to buy new clothes in Spain is comparable to the UK if you’re shopping for designer clothes. But, Spanish brands such as Zara are cheaper than the UK. If shopping on a budget is more your thing, we also have Primark stores scattered throughout the whole of Spain and Chinese ’boutiques’.

Eating & Drinking

Eating and drinking out is all down to individual taste so this one is hard to put a value on. Overall and by comparison, Spain is a cheaper place to eat and drink than the UK. A meal for 2 with drinks that would cost around £65 in the UK would cost in the region of €35 in Spain. Furthermore, Alcohol is still significantly cheaper than the UK with many places still offering happy hour at just €1 – €1.50 a pint or €2 for a glass of wine!

Owning a car

Owning a car in Spain is cheaper than own in car in the UK and this is based on the following:

  • Cheaper fuel: Fuel isn’t cheap by any means and not significantly cheaper (like it was a few years ago). That said, you’ll still pay around 10p less per litre in Spain than the UK.
  • Car tax: Contrary to what some would have you believe, car tax is still due on any vehicle in Spain which isn’t zero emissions. Much like the rest of Europe, this annual cost is based on the emissions / age of the vehicle and comparable to the UK.
  • MOT: Dependent on the age and class of the vehicle this is done every 1 or 2 years. This is done at the ITV centre at a cost of approx €80.
  • Car insurance: Car insurance is cheaper than the UK. But, the amount obviously comes down to a number of different factors, such as age, type of vehicle and area. As an example you should expect to pay around 30 – 40% less than you pay in the UK. And, it also tends to be cheaper if you use a broker.
