How to buy a caravan or mobile home for sale on the Costa Brava in Spain
Buying and owning a caravan or mobile home on the Costa Brava is an exciting prospect and many (particularly us Brits!) do this by the 100’s every year. With holiday resorts such as Blanes, Salou, Tossa de Mar and Girona in this region of Barcelona & Catalonia, it’s no surprise to find that the Costa Brava is a popular place o buy a holiday caravan.
We can all get carried away with the dreamy thoughts of having the freedom to holiday throughout the year. Or even soaking up the daily sun as a resident caravan owner. So, we thought we’d provide a bit of guidance to ensure you’re following the correct process when looking to buy a caravan or mobile home:
What’s the process of buying a caravan or resale mobile home for sale on the Costa Brava?
Buying a Caravan or Mobile Home on the Costa Brava is as straightforward as buying a Caravan in any other area of Spain. In fact, buying a caravan in the UK pretty much follows the exact same process. And, this can be achieved easily by following the steps below:
- Firstly, find your perfect caravan or mobile home for sale in your favourite area of the Costa Brava.
- Secondly, view the caravan or mobile home and if you like it negotiate the selling price.
- As soon as you’ve found the ideal caravan and agreed a price, place a small deposit (usually 10% of the agreed selling price). But, pay this into a bank account with the sellers name and request a copy of ID from them. In addition, request a copy of a receipt for paid site fees to the campsite with their name on it. At the same time, request a receipt and an inventory of all items included in the sale.
- Agree a handover date (the date to complete on the sale).
- Upon the handover date you’ll pay the remaining balance and visit the campsite office to change plot rental details. But, before paying the final balance, check to ensure that all items on the inventory still match. Once you’re happy, pay the remaining balance (into the same bank you paid the deposit). And, don’t forget to ask for a receipt!.
- Finally, take your keys and enjoy your new caravan or mobile home!
Do you need a Solicitor to buy a caravan or mobile home on the Costa Brava in Spain?
No, you’ll find that a sales contract outlining the purchase details is sufficient enough to verify a sale. And without the need for a solicitor. Sales are generally conducted between the buyer and seller or sometimes through a 3rd party or agent.
Conclusion
This information is to be used as a guide only (for a private sale) and you should conduct your purchase however you see fit. But, If you’re not comfortable buying privately, there’s a number of caravan sales agents on the Costa Brava who can walk you through a purchase.
You don’t need to use a solicitor. However, some people feel more comfortable using one. That said, If you’re buying directly from a campsite/mobile home park or through an agent a legal service is generally provided by them.
The 2 most important things to consider when searching for caravans and mobile homes for sale on the Costa Brava
Now you know the basics of the actual buying process, let’s take a look at the 2 most important things to consider to when buying a Caravan or Mobile Home on the Costa Brava in Spain:

1. Touring Caravan, Fixed Caravan (with an awning) Mobile Home or Residential Park Home?
In short, this choice comes down to a few of factors – Are you looking to live on a campsite all year or just use it as an holiday home? Do you want to be part of a an ex-pat community of retirees? Or maybe you’re looking for days full of fun in the sun on a holiday park?. For Comparison, we’ll take a look at what each option offers, based on the assumption the caravan is already sited on a Brava Campsite:
Touring Caravan

A favourite choice for many, a touring caravan provides the freedom to move between campsites and areas. For this reason, there may be no better way to discover the whole of the Costa Brava!
A touring caravan is a also great option for those who know they want to be on the Costa Brava but are undecided on the actual area.
You’ll also find that this option provides more choice when searching for caravans for sale as you’re not fixed to one campsite.
The downside of a touring caravan is that you’ll rarely have a fixed plot and site fees will be higher as a tourist than a resident. Furthermore, you’ll also need to consider the costs of towing the caravan and storage for when you’re not using it.
Fixed Caravan with Awning
A typical Costa Brava Campsite which has Static Touring Caravans and Awnings for sale, would be classed as a ‘holiday campsite’ and you’d benefit from the associated facilities. More often than not, you’ll have multiple swimming pools to choose from and a bar/restaurant with entertainment.
Similarly, If it’s one of the popular Costa Brava Campsites – like you’d find in Blanes, Torre del Mar or Salou, expect to discover large communities of international ex-pats and like minded folk. You’ll find that these will be either living on site (long term) or regularly using their caravan as a holiday home.
Depending on which campsite you choose, you’ll also be allowed to install items such as washing machines, gazebos and sheds. But, for confirmation please check this with your chosen campsite first.
For that reason, you’ll find that the fixed caravans with awnings for sale on the Costa Brava already have most of the items included in the sale. As such, this makes them a comfortable place to live. If not, you’ll need to practice your negotiating skills to include all of the items in one for sale price!

Mobile Home

Although there aren’t any official Residential Mobile Home Parks on the Costa Brava you’ll still find a small selection of ‘Residential spec’ Resale Mobile Homes on holiday campsites (that feel like mobile home parks).
That said, residential spec units aren’t always necessary for living in Spain and a standard holiday mobile home will suffice. Residential Mobile Homes (Built to British spec BS3632) are built with a superior insulation value and we don’t need this in Spain!.
But, if you’re intent on searching for a residential unit for sale on the Costa Brava, you’ll benefit from the improved comfort levels. Which include things like thicker walls and soundproofing.
Residential Park Home
The perfect unit to live in but unfortunately you won’t find many new or resale Residential Park Homes for sale on the Costa Brava.
This is because Campsites struggle to accommodate the size which is usually a 14ft+ width of Model. And if they could, they’d need to charge high annual plot fees. Add to this the transport costs from the UK and you’re looking at overall buying cost which wouldn’t be feasible for most.
If you are lucky, you may find the odd Tingdene, Omar or Willerby Residential Park Home for sale on the Costa Brava. But expect them to cost significantly more than a holiday mobile home. Instead, take a look at the Spanish manufactured park homes by Alucasa, Aitana and Alhambra.
Although they’re not built to the same spec as a British built park home, you’ll find that they’re cheaper. And they probably have the comforts you’re looking for.

2. Which area of the Costa Brava do you want to search for Caravans and Mobile Homes for sale?

In effect, searching for a caravan or mobile home for sale on the Costa Brava is only one part of the journey. Aside from finding the perfect caravan for sale you’ll also need to consider the locations on offer, the annual site fees, the annual running costs. In addition, you’ll also want know the campsite facilities and reviews from customers and holiday home owners.
Such is the importance of finding the ideal location, we’d consider this the first step. But you’ll more than likely already have a broad area in mind. Start by narrowing this down to one specific area so that you can focus on what type of Caravans or Mobile Homes are typically coming up for sale in that area only. In general and much like any other region of Spain, different areas of the Costa Brava command different sales prices. 1. How much does it cost to buy a caravan or mobile home on the Costa Brava?
A tricky question to answer but one that mainly comes down to the type of caravan or mobile home you’re looking to buy. As you’d expect, a Mobile Home for sale on the Costa Brava would cost significantly more than a Caravan or Caravan with Awning. But, to compare them ‘like for like’ would be inaccurate.
Therefore, to create an accurate example, we’ll break it down into each caravan category and provide example for you to use:
Touring Caravans for sale
Prices for a Touring Caravan for sale on the Costa Brava (or anywhere in Spain) would be similar to the UK market. This is because you’ll find that most of the caravans for sale that can still be towed are UK registered vans and are generally newer in age.
Because of this, the prices vary massively because it comes down to the age, spec and size but expect to pay in the region of £5,000 to £15,000 for a decent example.
Caravans with a fixed Awning for sale
Given that these are the cheapest of all the options, a touring caravan with awning for sale on the Costa Brava is cheaper (and most popular) for a number of reasons:
- Firstly, the caravans are older models and aren’t meant for touring with anymore which negates some of their sell on value.
- Secondly, the Costa Brava campsite that it’s sited on and similar comparable caravans for sale will dictate resale values.
- And finally, most sellers don’t see any value in selling it other than as a fixed unit (with all items included) and this limits them to buyers who want to be on that particular campsite.
Conclusion: A touring caravan with awning for sale on a good campsite and in average condition can be found for less than £10,000. Whereas, a great ‘fixed setup’ on a desirable campsite would cost up to £30,000.
Mobile Homes for sale on the Costa Brava
You’ll find a wide range of prices for new and resale Mobile Homes / Static caravans for sale on the Costa Brava. As a result, these can be anywhere from £15,000 up to £120,000 and this mainly comes down to 2 things:
Firstly: The Campsite
Without doubt, the Costa Brava campsite or residential mobile home park that it’s sited on will play the biggest factor in determining the for sale price of a mobile home. And this is purely down to desirability and supply and demand.
For the same reason, you’d expect a mobile home sited on a popular holiday campsite would generate more interested buyers and in turn drive up the sales price. But, If you’re looking to keep within a tight budget, it makes sense to look at Resale Mobile Homes for sale on the less popular Costa Brava Campsites. In addition, you could also head towards the less touristy areas of Capmany and Figueres where the prices may be lower.
Secondly: The age and spec
The age and spec of the mobile home is important. And, as you’d imagine, a new model from say Willerby or Pemberton would cost more than an older resale model from Delta, Swift or the European brands.
Finally: Keep track of the caravans and mobile homes that are coming up for sale on the Costa Brava
Set your self a maximum budget, find your ideal campsite, keep a track of what resale mobile homes are coming up for sale and work back from there.
Conclusion:
You may have to compromise along the way so decide what’s more important for you. Would you prefer a newer model with higher spec on a less desirable campsite?. Or an older resale model mobile home for sale on your ideal campsite? But, for arguments sake we’ll give 2 examples of average for sale prices on the Costa del Sol:
- A newer Resale Mobile Home (which can be used for living in) for sale with a good spec on a popular Blanes campsite is going to cost in the region of £35,000 – £70,000.
- An older Resale Mobile Home (generally a holiday home type unit) for sale with an average spec on a less desirable campsite or residential mobile home park can be bought from as little as £20,000.
Park Homes for sale on the Costa del Sol
By and large, Park Homes aren’t that available on the Costa Brava so expect the ones that are available to be sought after. Those that are available will likely be UK models that have been imported from brands such as Willerby, Pemberton, Omar & Tingdene. Similarly, you can expect to find both new and resale mobile homes on the Costa Brava from Spanish manufacturers such as Alhambra, Alucasa and Aitana.
All things considered, you should expect to pay anywhere between £40,000 – £90,000 for a resale park home on a residential style campsite in somewhere like Capmany on the Costa Brava. Whereas a new park home for sale anywhere on the Costa Brava can be up to £120,000 (dependant on spec and size).
2. Can I live on a Costa Brava Campsite full time?
To live in a caravan on any campsite in Spain full time you’ll need to apply for Spanish Residency (Residencia). This allows you to stay in Spain for the full 365 days per year. So the answer is yes, a campsite on the Costa Brava ‘could’ be your main place of residence. That said, you’d need to confirm this directly with each campsite as not all campsites allow you to use the campsite address to register with the local town hall for the Padron (the Spanish equivalent of the electoral role – empadronamiento) which is needed to apply for residency.
On the other hand, If you’re buying a caravan on the Costa Brava for a holiday home or semi-permanent place to live you won’t need to apply for Residency. Meaning you can stay in Spain for 2 x 3 month periods as long as they’re broken up with a 3 month period (where you’ve left the Schengen zone) in the middle. This gives you 90 days for every 180 days to stay in Spain during the year.
3. How much does it cost to live on a Costa Brava Campsite or Residential style Mobile Home Park (2023)?
Annual site fee costs
Site fees on the Costa Brava campsites range from 3,000€ to 7,000€ annually and this comes down to the facilites on offer and the location. As you’d imagine, you’ll pay more site fees for a campsite in a tourist resort or a campsite with a huge amount of facilites.
Annual running costs
Consider the following as annual running costs on a campsite on the Costa Brava: Site fees, gas (bottle), electricity (metered) and Caravan insurance. After that, the only thing to consider is Water, but this is generally included within the site fees on a campsite in Spain.
Campsite Facilities will affect the cost of annual site fees
Keep in mind that a campsite or residential mobile home park with a wealth of facilities is going to cost more per year than one with only the basics. For this reason, you’ll need to decide what facilities are important to you. And whether you’re willing to compromise to keep within your budget.
The cost of living on the Costa Brava, Spain
As we’ve all experienced, the cost of living continues to rise throughout Europe so it’s important to have an idea of what the cost of living in Spain is likely to be. With this in mind, you can make a comparison against your usual living costs of your home country. And see whether it’s more affordable to live on the Costa Brava in Spain.
The basic costs
Obviously, it depends on the lifestyle you lead, but we estimate you can live comfortably with €1,000 per month (approx £860.00 at todays exchange rate of 1.17). This is based on the following averages:
- Campsite fees: €375 per month
- Campsite utilities: €71 per month (Gas = €16 + Electric = €40 + Caravan Insurance = €15)
- Food shopping: €200 per month. As they always say ‘it’s cheaper to shop locally at Spanish supermarkets’ (Dia, Consum etc.) but you also have European retailers such as Aldi and Lidl throughout Spain. And, not forgetting our very own Iceland British supermarkets (which will definitely cost you more!)
These are the essentials but if you plan on hitting the town, taking up a hobby, owning a car or buying new clothes, you’ll have around €350 left to play with.
Examples of other living costs
Clothing
The cost to buy new clothes in Spain is comparable to the UK if you’re shopping for designer clothes. But, Spanish brands such as Zara are cheaper than the UK. If shopping on a budget is more your thing, we also have Primark stores scattered throughout the whole of Spain and Chinese ’boutiques’.
Eating & drinking
Eating and drinking out is all down to individual taste so this one is hard to put a value on. Overall and by comparison, Spain is a cheaper place to eat and drink than the UK. A meal for 2 with drinks that would cost around £65 in the UK would cost in the region of €35 in Spain. Furthermore, Alcohol is still significantly cheaper than the UK with many places still offering happy hour at just €1 – €1.50 a pint or €2 for a glass of wine!
Owning a car
Owning a car in Spain is cheaper than own in car in the UK and this is based on the following:
- Cheaper fuel: Fuel isn’t cheap by any means and not significantly cheaper (like it was a few years ago). That said, you’ll still pay around 10p less per litre in Spain than the UK.
- Car tax: Contrary to what some would have you believe, car tax is still due on any vehicle in Spain which isn’t zero emissions. Much like the rest of Europe, this annual cost is based on the emissions / age of the vehicle and comparable to the UK.
- MOT: Dependent on the age and class of the vehicle this is done every 1 or 2 years. This is done at the ITV centre at a cost of approx €80.
- Car insurance: Car insurance is cheaper than the UK. But, the amount obviously comes down to a number of different factors, such as age, type of vehicle and area. As an example you should expect to pay around 30 – 40% less than you pay in the UK. And, it also tends to be cheaper if you use a broker.
4. Which area of the Costa Brava has the best Campsites & Holiday Parks?
Our favourite areas for the best Costa Brava Campsites is Blanes and Salou. But, as this area has so many places to choose from, it really comes down to what lifestyle or holiday you’re expecting.
Blanes, Salou and Tossa de Mar are well known holiday hotspots so these areas would suit those best that are looking for tourist facilities, bars and restaurants.
On the other hand, if you’d prefer a quieter lifestyle, surrounded by nature or just want to sample the traditional Spanish way of life, head towards Capmany and Figueres in the north of the Costa Brava.
5. Are there any official Residential Mobile Home Parks on the Costa Brava?
There are no official Residential Mobile Home Parks currently listed on the Costa Brava. Instead, you’ll find campsites with a residential feel (also known as ‘Residential Style’ Campsites or Mobile Home Parks).
But, don’t be put off by this if your plan is to live in Spain all year. These are a great option for those looking for the facilities you’d associate with holiday campsite but with the community of a residential park.
